At this point we would like to inform you that on April 13, 2,013, Royal Decree 235/2013 of April 5, 2,013 was published in the BOE because the Basic Procedure for the Certification of Energy Efficiency of Buildings is approved.
In this Royal Decree is established in Article 5, the responsibility of the owner of the property to commission the realization of the energy certification of the same, as well as its conservation. Such certification shall be valid for 10 years.
As of June 1, 2,013 is the obligation of the owner who wants to rent or sell his property, to have the energy certificate. The purpose of this standard is for renters and/or buyers to be informed of the energy performance and maintenance that the rented and/or purchased property will have.
Failure to comply with these obligations constitutes infringements in terms of consumer and user protection.
Such certification may be a positive or negative argument for renting or selling your property in a certain time.
At the same time, the Royal Decree establishes the obligation to report the energy rating in any advertising medium (physical, digital, web pages, etc. ) that is used to achieve the commercialization of the real estate.
